Minnesota Statute 282.005 requires that all new forfeitures be offered at public auctions unless they are repurchased or withheld by the Department of Natural Resources (DNR). Properties are first offered at the Initial Price, which is the current Estimated Market Value (EMV) at the time of forfeiture.
The Initial Price auction will open July 28th and close August 8th, 2025, at 10:00 a.m.

If property does not sell at the Initial Price, the price for the property will be adjusted to the Minimum Bid Price (delinquent balance plus forfeiture costs) and offered for auction again.
The Minimum Bid auction will open August 26th and close September 12th, 2025, at 10:00 a.m.

Obligation of Bidder
At the time of the auction’s closing, each bidder will be presumed to have read and to be thoroughly familiar with all Douglas County (MN) - Online Land Sales documents, including but not limited to the Standard Disclaimer and Terms and Conditions. The failure or omission of any bidder to examine any form, instrument or document shall in no way relieve any bidder from any obligation in respect to their bid. A winning bid by a qualified buyer constitutes a legally binding contract.
Payment Requirements
PAYMENT IN FULL.
At the time of this auction's closing, each bidder will be presumed to have inspected the site and to have read and to be thoroughly familiar with documents attached to this auction listing. Full payment will include the final bidding price plus applicable fees according to the Terms of Sale.
Fees: The County Auditor Treasurer will charge and collect in full at the time of sale for the State of Minnesota an assurance fee of 3% of the total sale price of the land, timber, and structures.
Additional fees, including but not limited to: State Deed Fee $25, State Deed Tax: 0.33% of the sales price, or sales under $3,000 = $1.65 , Deed Recording Fee: $46, and Online Auction Fee: 5% of sale price.
DO NOT PAY FROM THE PUBLIC SURPLUS WINNING NOTIFICATION. DOUGLAS COUNTY AUDITOR-TREASURER WILL CALCULATE AND E-MAIL THE WILLING BIDDER A NOTICE OF AWARD INCLUDING THE FINAL AMOUNT DUE.
Payment must be made by Credit Card, Money Order, Cashier's Check, or Certified Check made payable to Douglas County Auditor-Treasurer.
When the auction closes, the Douglas County Auditor-Treasurer will send the winning bidder an e-mail to begin processing the transaction. Your prompt response is appreciated to complete the transaction in a timely manner to avoid having your bid considered null and void.
The successful bidder will be required to remit full payment to Douglas County Auditor-Treasurer within ten (10) business days from the date of the Notice of Award. If payment is not received within ten (10) business days, Douglas County reserves the right to sell the property to the next highest bidder or repost the auction.
Remember your bid is the same as a contract - PLEASE only bid on land you are serious about buying. We reserve the right to block/ban bogus bidders who refuse to pay for land purchased. Failure or omission of any bidder to inspect or examine any form, instrument or document shall in no way relieve any bidder from any obligation in respect to their bid. A winning bid constitutes as a legal binding contract.
Assessments
Any lands offered for sale may be subject to unpaid assessments against the property. Before purchasing, any prospective buyer should consult the city or township clerk and county, in respect to any unpaid assessments that may exist. Any assessments against the property for public improvements after the property forfeited to the State shall be assessed against the property and paid for at the time of purchase, pursuant to Minnesota Statutes, 282.01, Subd. 3. Any municipality or other public authority is authorized to make a reassessment or a new assessment to a parcel in an amount equal to the remaining unpaid original assessment at the time of forfeiture (Minnesota Statute 429071, Subd. 4 and 435.23).
*Additional Sale Requirements
This parcel must first be offered for 30 days to persons who intend to own/occupy as residence or use for noncommercial personal use per Minnesota Laws 2024, Chapter 113.
Conflict Of Interest
Douglas County (MN) officials/employees are prohibited from using privileged government data obtained through their position to further their own private interests.
As per Minnesota Statute 282.016, the direct or indirect purchase of tax forfeited land by individuals employed with the office of the County Auditor-Treasurer, County Attorney, Court Administrator of the District Court, County Assessor, or Land and Resource Department is prohibited.
Any person or entity, or entity controlled by such person, is a prohibited purchaser or bidder, if said person or entity is delinquent on real or personal property taxes in Douglas County (MN) per Minnesota Statue 282.016.
Douglas County (MN) is not responsible for any omissions or errors in the description of items being offered for sale. Under no circumstances will a refund/adjustment be made due to the property failing to meet buyer's expectations.
To the fullest extent permitted by law, Bidder shall indemnify and hold Douglas County (MN) harmless from and against any claims, damages, losses and expenses, demand or cause of action arising/alleged to have arisen out of the sale or failure to sell any property including claims of personal or bodily injury, death, or contract damages.
Douglas County (MN) reserves the right to accept or reject any/all auction's bids or any part of an auction's bid.
